Exterior paint in the Valley fails for one reason more than any other: it wasn't prepped or rated for what this climate actually does to a house. UV breaks down cheap paint fast, stucco cracks and needs to be addressed before painting over it, and monsoon season tests every seam and caulk line.

We pressure-wash, scrape and patch stucco, caulk gaps, and use exterior-grade coatings built for heat and UV exposure, not interior paint stretched to cover an exterior wall.

What's included

  • Stucco, siding, wood, and masonry
  • Pressure washing and surface prep included
  • Stucco crack repair before painting
  • UV-resistant, monsoon-rated exterior coatings
  • Fences, gates, and exterior trim

How do I know if I need exterior painting?

Run your hand down a sunny wall. If it comes away powdery, the surface is breaking down and the clock has started.

  • Chalking — that powder is the coating degrading under UV.
  • Uneven fading — south and west walls noticeably lighter than north-facing ones.
  • Stucco cracking — especially at window corners and along control joints.
  • Split or missing caulk — this is how water gets in behind the finish.
  • Peeling or blistering — usually a preparation failure from last time.
  • Bare or grey wood — on fascia, eaves, trim and gates.

Waiting has a real cost here. Once the coating stops protecting the surface, water and UV start working on the stucco or wood underneath, and repairing that is a bigger job than repainting would have been.

How do you approach exterior painting?

Washing, properly

Arizona exteriors carry a layer of fine dust bonded into a chalking surface. If that is not pressure washed off, the new coating bonds to dust rather than to the wall, and it starts letting go early no matter how good the paint is. This step is not optional and it is not quick.

Repairing stucco before painting, not after

Hairline cracking around window corners and along control joints is normal in Valley stucco. Painting over an open crack traps moisture behind the coating and the repair fails sooner than the paint does. Cracks get opened, filled and textured to match before anything is coated.

Caulking every gap that lets water in

Window and door perimeters, penetrations, light fixtures and trim junctions all get checked and re-caulked where the existing sealant has hardened and split. Monsoon season finds every gap that was skipped.

Coatings specified for the exposure

An exterior here is not the same job as an exterior in a mild climate. Coatings need to be rated for sustained UV and heat, and interior paint stretched onto an exterior wall — which does happen on cheap bids — fails fast and visibly.

Fascia, trim, doors and everything else

Wood fascia, eaves, garage doors, front doors, gates, block walls and ironwork are part of an exterior job. On older homes these are often in worse condition than the walls and need the most preparation.

What goes wrong when it's done cheaply

Exterior paint in this climate almost never fails because someone bought the wrong brand. It fails because the wall was not washed, the stucco was not repaired, the caulking was skipped, or the coating was not rated for the sun it has to survive. Every one of those is a prep decision made before the first coat.

How long does exterior painting take?

Exteriors vary more than interiors because preparation drives the schedule. A house needing significant stucco repair takes materially longer than one that needs washing and coating. Surface temperature matters too — paint applied to a wall that is too hot does not cure properly, so timing through the hotter months is something we plan around rather than push through.

How does getting a quote work?

We come and look at the property, then give you a real number for a defined scope of work. The walkthrough is free and there is no obligation.

What happens on the visit:

  1. We walk the whole property with you, including the parts people forget — fascia, eaves, gates, walls and outbuildings.
  2. We tell you what preparation your house actually needs, and what it does not. If something is not worth doing, we say so.
  3. You get a written scope: what is included, how many coats, and what is not in the price.
  4. If HOA approval applies, we quote from your community's approved palette.

We do not give firm prices over the phone. Anyone who does is either padding heavily to cover what they cannot see, or planning to raise it once the work starts.

Where do you offer exterior painting?

Across Maricopa County and the Tucson area. Deepest coverage is Scottsdale, Gilbert, Mesa, Chandler, Ahwatukee, and we work throughout both regions:

Common questions about exterior painting

How long will an exterior paint job last in Arizona?

Longer with proper prep than without, and longer on a shaded elevation than one taking full afternoon sun. We are not going to publish a number here that we cannot stand behind for your specific house — ask us at the walkthrough and we will give you a straight answer for what we are looking at.

Can you paint in summer?

Surface temperature matters more than air temperature. A wall in direct afternoon sun can be far hotter than the forecast, and paint applied to it will not cure correctly. Work gets scheduled around the sun rather than ignoring it.

Do I need to repair stucco before painting?

Yes, and it should happen as part of the same job. Painting over unrepaired cracks traps moisture in the wall and shortens the life of the whole job. We repair first, then coat.

Will you paint my block wall and gates?

Yes. Perimeter and courtyard block walls, gates and exterior ironwork are all normal parts of an exterior job, and on larger properties they can be a significant share of it.

What about HOA colour approval?

Many Valley and Tucson-area communities require architectural approval for exterior colour before work starts. We can quote from your community's approved palette and help you prepare the submission, but the approval itself comes from your association, not from us.
