What does it cost to paint a house in Arizona?
An honest answer to the question every homeowner asks first — including why nobody who is straight with you will give you a firm number over the phone.
Why we don't publish a price per square foot
Because it would be a guess, and you would be the one paying for it being wrong.
Two houses the same size can be very different jobs. A five-year-old stucco home that needs washing and two coats is not the same work as a twenty-year-old home with cracked stucco, failed caulking, and sun-destroyed fascia. A rate per square foot treats them as identical, and the gap gets made up somewhere — usually by cutting preparation.
Any painter who gives you a firm number over the phone, without seeing the house, is either padding it heavily to cover what they cannot see, or planning to raise it once work starts. Neither is good for you.
What actually drives the cost of an exterior repaint
Condition, more than size. Preparation is the largest variable in almost every exterior quote. Washing, stucco crack repair, re-caulking, scraping and priming bare wood — the more of that a house needs, the more the job costs, regardless of square footage.
Surface type. Stucco over frame, painted block, burnt adobe, wood siding and masonry all take different preparation and different coatings. A block or adobe home is not priced like a modern stucco tract home.
Height and access. Two storeys costs more than one, and not only because of the extra area. Ladder and scaffold work is slower, and a house on a slope, backing onto a wash, or with tight side access takes longer for the same wall area.
How much is actually being painted. Perimeter and courtyard walls, gates, ironwork, garage doors, fascia, eaves and outbuildings are all real work. On a larger property they can be a substantial share of the job, and they are a common place for a low quote to be quietly leaving things out.
Colour change. Going dramatically lighter or darker can mean an extra coat, or priming, or both.
Coating specified. A coating rated for sustained Arizona UV and heat costs more than a general-purpose exterior paint, and lasts accordingly.
What drives the cost of interior work
Repair, again, more than area. Nail pops, cracks, dents, anchor holes and water-stained sections all need filling, sanding and texture matching before paint. A house needing a lot of that takes longer than a larger house in good condition.
Trim, doors and detail. Rooms with extensive trim, built-ins, or a lot of doors take significantly longer than plain walls, because the work is slow and the cut lines are what people notice.
Ceilings. Painting ceilings as well as walls is more work than it looks, particularly with texture.
Colour change and coverage. A strong colour going light, or bare patched areas, may need priming and additional coats.
Furniture and protection. An occupied, furnished home takes more masking and protection time than an empty one.
What makes a cheap quote cheap
A meaningfully lower bid is not usually a better deal — it is a different scope. The savings almost always come from the same short list:
Skipping or rushing the wash, so the new coating bonds to dust rather than the wall. Painting over stucco cracks instead of repairing them. Leaving old, split caulking in place. Thinning paint to stretch it further. Using a general-purpose paint rather than a coating rated for this climate. One coat where two were needed. Leaving fascia, gates, or walls out of the written scope and adding them later.
None of that is visible on handover day. All of it is visible in two or three years, which is why the cheapest exterior job is often the most expensive one over the life of the house.
How to compare painting quotes fairly
Get everything in writing, and compare like for like. Specifically, ask each painter:
What preparation is included, itemised — washing, crack repair, caulking, scraping, priming. How many coats, and of what product. Exactly which surfaces are included, and which are not — walls only, or fascia, eaves, garage doors, gates and perimeter walls too. Whether stucco or drywall repair is in the price or billed separately. Whether they are licensed and insured, and for how much. What happens if something is not right when they finish.
Two quotes that differ by thousands usually differ on that list, not on greed. Once you have the scope in writing from each, the comparison is straightforward.

Why is one quote so much lower than another?
Usually because it covers less. The savings typically come from reduced preparation, fewer coats, cheaper coatings, or surfaces quietly left out of the written scope. Ask both painters to itemise preparation and list exactly which surfaces are included, and the difference normally explains itself.
Should I get more than one quote?
Yes, and any painter confident in their work will tell you the same. Just make sure you are comparing the same scope of work rather than only the final figures.
Do you charge more to travel further?
Distance is a factor on jobs well outside our core service area, and if it applies to your property we will tell you at the walkthrough rather than burying it in a total.
